“How much does air duct cleaning cost?” is the first question almost every caller asks us, and it’s a fair one. Nobody wants to invite a company into their home without knowing roughly what they’re in for. The honest answer is that air duct cleaning cost depends on a handful of specific things about your house — and we’d rather explain those upfront than make you guess.

From there, the price moves based on what’s actually going on in your attic and your ductwork — not on some arbitrary tier system. Here’s what we actually look at when we build a quote.
Home Size and Number of Vents
This is the biggest factor, plain and simple. A 1,200 square foot home with 8 vents takes less time, less equipment, and less labor than a 3,500 square foot home with 20 vents and multiple returns. More vents means more branches of ductwork to clean, more connection points to seal back up properly, and more time on the job.
When we quote a job, we ask how many supply vents and return vents you have, because that number tells us almost as much as square footage does. Two homes of the same size can have very different vent counts depending on how the HVAC system was designed — a home with two return points and a lot of individual room runs simply takes longer to service than one with a single central return.
Single-Story vs. Two-Story Homes
This matters for both duct cleaning and dryer vent cleaning, but it’s most obvious on the dryer vent side. Our dryer vent cleaning is $125 for a single-story home and $175 for a two-story home. Why the jump? A two-story dryer vent run is longer, often has more turns, and sometimes routes through the attic or between floors — all of which take more time and more careful work to clean thoroughly without damaging anything.
The same logic applies to air ducts. Two-story homes usually mean longer supply runs from the air handler, sometimes split systems serving different floors, and more time spent moving equipment and running hoses through the house. If your air handler is tucked in an upstairs closet or the attic, that adds setup time too, since we have to get equipment up there before the job even starts.
Condition of Your Existing Ductwork
This one surprises people. Two identical homes can get different quotes because one has ductwork that’s in rough shape — disconnected sections, crushed flex duct, gaps at the boots, or old duct tape doing a job it was never meant to do. If we find damage during the walkthrough or the cleaning itself, we’ll tell you before doing any repair work, not after. You’re never charged for a repair you didn’t agree to first.
Homes that have never had their ducts cleaned, or haven’t been cleaned in many years, also tend to have heavier buildup. That’s not a reason to avoid getting it done — it’s usually the exact reason it’s overdue — but it can affect how long the job takes. A home that’s been renovated, had attic work done, or had pests get into the ductwork at some point can also need extra time to clean and inspect properly.
What Keeps Air Duct Cleaning Cost Reasonable
We know Port St. Lucie, Fort Pierce, Vero Beach, and the rest of the Treasure Coast have a lot of comparably sized homes, especially newer construction in communities like Tradition and St. Lucie West. A few things generally keep pricing on the lower end of the range:
- Single-story layout with a compact, direct duct design
- Fewer than 10-12 total vents (supply and return combined)
- Ductwork that’s intact and properly sealed already
- Routine maintenance cleaning rather than a first-time deep clean on decades-old ducts
On the flip side, larger two-story homes with 15+ vents, older ductwork, or a system that’s never been serviced will land higher than our $245 starting point. We’d rather tell you that on the phone than surprise you at the door.
